The difficulty is that cigarette smoke does not just sit in the air the compounds bond to drywall paper, absorb into HVAC duct lining, penetrate wood framing, and embed in ceiling texture. Surface cleaning and air fresheners have no lasting effect because the source is inside the materials, not on them.
A property manager in Spring Valley hired three cleaning companies over two months trying to turn over a unit where the previous tenant had smoked for four years. Each cleaned thoroughly. What Actually Works
Effective cigarette smoke treatment in a rental unit starts with hydroxyl radical treatment of the full airspace. Hydroxyl generators create hydroxyl radicals that break smoke compounds apart at the molecular level rather than masking them. This treatment requires access to the empty unit for a period of time and is safe for building materials, unlike ozone treatment which can damage rubber, leather, and certain fabrics.
If hydroxyl treatment is not fully effective, the next step is to assess penetration depth in the most affected surfaces typically the walls in the primary smoking room, the ceiling, and any HVAC components. In units where smoking was heavy and extended over years, the drywall paper has often absorbed the compound to a depth where topical treatment cannot reach it. HVAC Ductwork Is Often Overlooked
Las Vegas rental units with central air systems distribute smoke compounds through the ductwork every time the system runs. A unit that smells fine immediately after treatment can smell again within days once the air conditioning cycles through ducts that still hold the odor compound. Duct cleaning is part of the scope on any significant smoke job. Without it, the treatment is incomplete.
