How Much Does a Mold Inspection Cost in Las Vegas?

Our mold inspection is free for property owners in Las Vegas. That includes the full assessment thermal imaging, moisture metering, a walk-through of the property, and a professional opinion on whether air or surface sampling is warranted based on what we find. If sampling is recommended and you choose to proceed, the lab fees for the samples are a separate cost. But the inspection itself, the professional assessment of your property, costs nothing if you own the property.

Renters, buyers in escrow, and others who do not own the property can still schedule an inspection. The free inspection applies specifically to property owners. For buyers, we are often called during the inspection period as part of real estate due diligence, and the cost in those situations is reasonable and discussed before scheduling.

What the Inspection Includes

A mold inspection is not a quick visual scan. We bring thermal imaging equipment that detects temperature differentials indicating moisture retention inside walls, ceilings, and floors areas where mold commonly grows invisibly. We use calibrated moisture meters that measure moisture content at depth, not just on the surface. We look at HVAC components, attic spaces where accessible, and any areas where occupants have reported symptoms or odors.

At the end of the inspection, we tell you what we found, what we think is happening, and what the appropriate next step is. If there is no evidence of elevated moisture or mold conditions, we tell you that. We have no financial incentive to find something that is not there. Our lab testing is done by independent accredited facilities, not in-house.

What Air Sampling Costs

If sampling is warranted after the inspection, air and surface samples are collected and sent to an independent accredited lab. Lab fees for residential sampling are typically a few hundred dollars depending on the number of samples collected. The written lab report you receive identifies what species are present, at what concentrations, and how those numbers compare to outdoor baseline. That report is what tells you definitively whether a mold problem exists and gives you an accurate remediation scope if one is needed.
