Why We Use Independent Labs
All samples are sent to an accredited third-party laboratory. We do not run our own in-house lab. The reason is straightforward: if we test and remediate, there is a potential financial incentive to find a problem. Using an independent lab removes that conflict. You receive a lab report with findings that you can trust, share with your landlord, your insurance company, or your attorney.
The lab report includes spore counts, species identification, and a comparison to outdoor baseline levels. This gives you a complete picture of what is actually in your air, not an estimate or a visual guess.
What Does Mold Testing Include?
A standard mold assessment includes a visual inspection of the property with attention to moisture-prone areas, air sampling using spore trap cassettes at interior locations and an outdoor baseline reference, and thermal imaging to locate areas of hidden moisture that may not yet show visible mold. If surface sampling is warranted, tape lift or swab samples can be collected from visible growth.
Results typically come back within a few business days. Once we have them, we review the findings with you and recommend next steps based on what the lab report shows. If remediation is needed, you have the option to proceed with us or take the report to another contractor.
Post-Remediation Verification
After mold remediation is complete, post-remediation verification (PRV) testing by an independent lab confirms that contamination levels are back within acceptable ranges. This step is part of the IICRC S520 protocol that our team follows on every remediation job. PRV testing gives you documented proof that the work was effective.
