Mold needs two things: a food source and moisture. In Las Vegas homes, the food source is almost always cellulose drywall paper, wood framing, cardboard, ceiling texture. Those materials are everywhere in residential construction. The variable is moisture, and Las Vegas has several specific sources that produce mold conditions despite the dry outdoor climate.
The dry outdoor air creates a false sense of security. People assume mold cannot grow in the desert. It grows constantly, in the same locations it grows in humid climates, because the moisture sources inside Las Vegas homes are independent of what the outdoor air is doing.
Swamp Coolers and Condensation
Evaporative coolers add moisture to the indoor air to create the cooling effect. In homes that are not well-sealed or well-ventilated, this elevated indoor humidity creates condensation on cold surfaces window frames, exterior walls, and anywhere thermal bridging creates a cold spot. That condensation, repeated daily throughout the cooling season, creates the sustained moisture conditions mold needs to establish. I find Cladosporium and Aspergillus in swamp-cooled homes across North Las Vegas, Paradise, and older neighborhoods on the east side more than almost anywhere else in the valley.
Slow Plumbing Leaks
Supply line fittings, drain connections, wax ring failures, and toilet supply lines that drip slowly and invisibly are among the most common mold sources I find. The leak runs for weeks or months inside a cabinet or behind a wall before anyone notices it. By the time the smell develops, the colony is well established. Regular inspection inside every sink cabinet and around every toilet base once or twice a year catches most of these before they become significant problems.
HVAC Condensate Lines
Central air conditioning systems produce condensate as part of the cooling process. The condensate drains through a line to the outside or to a drain. When that line clogs, water backs up and overflows inside the air handler housing or inside the ceiling where the handler is mounted. This can produce significant moisture over hours. I find it in ceiling assemblies in one-story homes and in interior closets where air handlers are installed.
Monsoon Season
Las Vegas monsoon season runs July through September and delivers rain events that overwhelm drainage systems and push water through foundations, under doors, and into low-lying spaces. Properties that take water during a monsoon and are not professionally dried within 24 to 48 hours frequently show mold on follow-up testing weeks later.
