A professional hoarder cleanout service does more than haul away junk. The work involves sorting and removing accumulated material, identifying and handling any biohazard conditions, documenting the property condition throughout for insurance and legal purposes where needed, and identifying any structural, water, or mold damage that was concealed under the accumulation. The goal is a property that is safe to occupy when the job is complete, not just visually cleared.
We approach every hoarder cleanout with a crew trained in both general property cleanup and biohazard remediation. This matters because a significant percentage of severely hoarded properties have conditions that require biohazard handling somewhere in the scope, even if it is not obvious from an initial walk-through.
What the Process Looks Like
We start with a full walkthrough of the property to assess volume, identify biohazard areas, and note any obvious structural or moisture damage. We give you a written scope and estimate before any work starts. During the cleanout, material is sorted salvageable items the occupant wants to keep are separated from material being discarded. Everything being discarded goes to the appropriate disposal method depending on what it is. General debris goes to a dumpster. Biohazard material goes through regulated disposal channels. Electronics, appliances, and certain materials go to the appropriate facilities.
Once the property is cleared, we do a second assessment for conditions that were not visible before. Mold behind furniture that had been against walls for years. Water damage under stacked material near exterior walls. Pest damage in areas that had no access. If remediation is needed, we handle it as part of the same project.
Discretion Is Part of the Job
We work in unmarked vehicles. Our team understands that these situations often involve family members who are doing their best in a difficult circumstance. We treat the occupant, the family, and the property with respect throughout the process. Nobody in the neighborhood needs to know what service is being performed.
