Why does Las Vegas get mold despite the dry climate?

Las Vegas gets mold because the moisture that feeds it almost never comes from the outdoor desert air. It comes from inside the building: swamp coolers, slab leaks, burst pipes, monsoon intrusion, and condensation trapped in cool wall cavities. A low outdoor humidity reading tells you nothing about whether a wall, a subfloor, or the space under a slab is wet, and mold only needs a wet surface, not a wet climate.

It is one of the most common misconceptions we hear in the valley: “It is too dry here for mold.” The desert climate is real, but mold does not read the regional forecast. It responds to the moisture in front of it, on the materials it is sitting on. Inside a Las Vegas home there are plenty of ways for water to reach those materials and stay there long enough for spores to colonize, even while the air outside is bone dry.

Why a dry climate still produces mold

Mold spores are present in every building, harmlessly, all the time. They float in the air, settle on surfaces, and do nothing at all until they find one thing: a damp surface to feed on. Outdoor humidity barely matters to that equation, because the water mold actually uses is rarely atmospheric. It is liquid water that has soaked into drywall, framing, carpet pad, or the concrete slab, and the desert is full of quiet sources for exactly that.

The first and most distinctly local one is the swamp cooler. Evaporative coolers work by pushing air across wet pads, which means they deliberately add moisture to the home, sometimes a remarkable amount of it. A unit with a stuck float, an overflowing pan, or ducting that sweats can drip into ceilings and wall cavities for weeks before anyone notices a stain. The same appliance keeping a house comfortable in July is also the most overlooked mold source in the valley.

Then there are slab leaks. Las Vegas is built largely on slab-on-grade construction, and the pressurized water and drain lines that run through or under that concrete do fail. A slow slab leak releases water into and beneath the slab, where it has nowhere to evaporate. Concrete holds moisture far longer than people expect, so a slab that feels dry on top can stay saturated underneath for weeks, wicking up into baseboards, flooring, and the bottom plates of walls.

Monsoon season adds a seasonal spike. From roughly July through September, sudden heavy storms drive water through roof penetrations, around windows, and into garages and ground floors that were never built to shed that much water at once. Those intrusions are short but intense, and the damage they leave behind is interior moisture that the dry air outside does nothing to reach.

Finally, ordinary plumbing failures, a burst supply line, a failed water heater, an appliance hose that lets go, deliver the same soaked materials anywhere on earth, desert or not. And the extreme summer heat adds a twist: it can drive moisture deeper into cool, air-conditioned wall cavities through condensation, leaving water trapped exactly where it cannot be seen.
