What else comes up on the rebuild side
Baseboard, casing and cabinetry rarely survive. When the bottom of a wall comes out, the trim comes with it, and old profiles are not always still available. Sometimes the honest answer is replacing a whole run rather than patching a section that will never match.
Flooring dictates a lot. Tile and luxury vinyl in a valley home often run under the baseboard and sometimes under cabinet toe kicks, so the order of operations matters. Whether it can be lifted and relaid or has to be replaced is a decision worth making early.
Insulation and vapor details go back correctly or not at all. What comes out of an exterior wall has to go back the way the assembly was designed, not just stuffed in behind new board.
Paint almost never stops at the patch. Matching an existing color on a wall that has aged in Las Vegas sun is difficult, so painting to the nearest corner or the full wall usually looks better than a perfect patch surrounded by faded paint.
Insurance often treats the two halves differently. Mitigation and reconstruction can be separate line items, sometimes separate approvals, and the rebuild scope is where most claim disagreements happen. Ours is documented so it can be presented as one continuous job.
Timelines are usually gated by drying, not building. The structure has to hit its target before anything closes. When we say a date, that is the reason it is the date.
