What we would do if it is your shower

The point of the visit is to work out whether this is a surface problem or a symptom of something behind the wall.

Look at where exactly it is growing. Grout lines, silicone caulk and the corners of a shower pan behave very differently from drywall, and only one of those is a structural concern.
Check the wall behind it, not just the tile. A moisture meter on the adjoining wall and the ceiling below is what separates surface growth from a failed pan or a supply leak.
Ask what the ventilation is doing. A bathroom fan that vents into an attic, or is not run long enough, keeps a shower wet for hours after use. That is usually the actual cause.
Establish whether anything is porous. Growth on non porous tile and glass is a cleaning problem. Growth on paper faced drywall or wood trim is a different conversation.
Say so plainly when it is cosmetic. If it is surface growth on caulk and grout, you should be told to clean and re caulk it, not quoted for containment.
Give you the warning signs to watch. So that if it does become structural, you call at the right time rather than a year later.

What else comes up on a bathroom call

Sometimes the shower is innocent and the wall is not. The visible growth is in the shower, the actual water is coming from a valve, a pan liner or a drain connection behind it, and the evidence is on the other side of that wall or on the ceiling of the room below. That is exactly what the meter is for.

Second floor bathrooms cause the expensive version. A slow shower pan leak upstairs shows up as a ceiling stain downstairs, often months later and often much larger than the bathroom suggests.

Hard water complicates the picture. Valley water leaves heavy mineral deposits and soap scum in grout, and staining that looks organic frequently is not. It also degrades caulk and grout faster, which is what lets water get behind tile in the first place.

Extractor fans here are often undersized or misrouted. A fan ducted into the attic rather than through the roof moves the moisture problem into the attic, which in a slab on grade house is the one hidden cavity you have.

Bleaching it does not settle the question. Removing the color from surface growth makes it invisible without addressing what is keeping the surface wet, and it tells you nothing about the wall behind.

Know when it is worth a call. Recurring growth that comes back within weeks of cleaning, staining that spreads beyond the wet area, soft or bulging drywall, or a musty smell that persists when the room is dry. Those and others are listed on our page covering the signs of mold in your home.
