Attic Mold Runs Silently for Months Before Anyone Knows
Attic mold in Las Vegas is found more often than most homeowners expect, largely because attics are almost never inspected between purchases. The three sources I find most consistently are swamp coolers that were not properly vented or flashed through the roof, bathroom exhaust fans that terminate inside the attic rather than through a roof vent, and roof penetrations or flashing failures that allow monsoon rain to enter the attic space. In all three cases, moisture accumulates in insulation and on roof sheathing over time and grows a colony the homeowner never knows about.
I found significant Stachybotrys on the roof sheathing of a 1985 North Las Vegas home during a pre-purchase inspection. The buyer had no idea. The home had a swamp cooler that had been improperly patched to the roof years earlier. Moisture was entering the attic around the cooler base every monsoon season and every time condensation formed. The colony had been running for years. The visible interior of the home showed nothing.
Why Las Vegas Attics Are Particularly Susceptible
Las Vegas attics reach extreme temperatures 140 to 160 degrees Fahrenheit on summer afternoons. This accelerates the drying of materials that get wet during rain events, which creates the false impression that everything is fine after a roof leak. What actually happens is the surface dries while the insulation below retains moisture at a level that supports mold in the cooler microclimate inside the insulation layer, protected from the extreme heat above.
