Most people assume the desert is the last place mold would take hold, and that assumption is exactly why it spreads here unseen. Low humidity does slow surface mold, but it does something worse behind your walls: it dries the visible side of the drywall while a hidden leak keeps the cavity wet, so the warning signs you would notice in a humid climate, a damp smell, a stained ceiling, never reach you until the colony is already established. The slab acts like a shallow pan, holding water against the wall, and because the surface dries so fast in our climate, the moisture you can measure is hiding several inches up inside the wall cavity. Valley-wide, regardless of age, the rooftop evaporative cooler is its own recurring offender: a swamp cooler that overflows sends water down through the ceiling and into the wall below, and because the unit sits out of sight on the roof, the leak runs until a ceiling stain finally appears.
