Any one of these is reason enough to have the cavity checked. The only way to confirm it without guessing is a hands-on inspection with moisture meters and, where needed, an inside-the-wall look.
Hidden mold is one of the most common questions we get, and it is a fair one. Drywall hides the back of itself, the framing, and the insulation, which is exactly where moisture collects and mold likes to grow. The good news is that mold behind walls almost always leaves a trail of evidence on the surface or in the air, and a trained inspector can follow that trail to the source without tearing your home apart. The signs that point to mold behind a wall
No single clue proves there is mold inside a wall cavity, but a few of them together make a strong case. These are the indicators our inspectors weigh first, roughly in order of how reliable they are.
A musty, earthy, or damp smell. This is the most dependable warning sign. Mold growing inside a cavity releases microbial volatile organic compounds, and your nose catches them long before anything is visible. If a room or a closet smells like a damp basement and never fully clears, that odor is the problem itself, not just stale air. The smell is often strongest near outlets, baseboards, and HVAC vents, because that is where cavity air leaks into the room.
Staining, discoloration, or bubbling paint. Brown, yellow, or greenish stains bleeding through paint or wallpaper usually mean moisture is moving through the drywall from behind. Paint that bubbles, cracks, or peels in one area is reacting to water in the assembly. A faint stain that surfaces days or weeks after a leak is a classic sign the material is still wet inside.
Warped, soft, or bowed drywall. Drywall that bulges, feels spongy at the base, or has a wavy surface is holding water. Paper-faced drywall is organic, so once it stays damp it becomes food for mold. Soft spots near the floor, around windows, or under a known leak deserve a closer look.
Health symptoms that follow the room. Sneezing, a runny or stuffy nose, itchy eyes, or a scratchy throat that get worse in one part of the house and ease when you leave can point to mold spores in the air. We are not in a position to diagnose anyone, and persistent symptoms are a conversation for your doctor, but a pattern tied to a specific room is worth investigating on the building side.
A history of water. The strongest predictor of hidden mold is past moisture: a roof leak, a slab leak, a supply line that let go, a swamp cooler that overflowed, or condensation on a poorly insulated wall. In Las Vegas, swamp coolers, monsoon-season roof intrusions, and slab leaks under concrete are the usual culprits, and slabs can stay saturated underneath long after the surface feels dry. If water has ever touched a wall and was not dried and verified, that wall earns suspicion.

Why you cannot confirm it by eye alone
The hard truth is that a wall can be dangerously wet inside and show no surface clue at all, while a harmless cosmetic stain can look alarming. That is why guessing, cutting holes at random, or buying a hardware-store test kit tends to create more confusion than answers. What actually settles the question is measurement.
A proper mold inspection starts with moisture meters that read the actual moisture content inside the drywall and framing, and thermal imaging that reveals cool, wet zones hidden behind the surface. Those tools trace how far water has traveled, often well beyond the visible damage, and tell an inspector exactly where to look. Where access is needed, a small inspection opening or a borescope lets us see inside the cavity without demolishing the wall. The goal is to find the moisture source first, because mold is a symptom and the water is the cause.
If visible growth or a clear moisture problem is found, the path forward is straightforward and the inspection alone is usually enough to scope the work. Mold testing, meaning air or surface samples sent to a lab, is a separate step that answers a narrower question: what type of mold is present and at what concentration. That is useful in specific situations, for example a real estate transaction, a tenant or insurance dispute, or symptoms with no obvious source, but it is not always necessary to confirm that mold exists behind a wall you can already smell and measure.
What is free, and what is not
It is worth being clear about this, because it is a common point of confusion. The on-site free inspection is the free part: a certified technician comes to your property, reads the moisture, traces the source, and tells you plainly whether you have a problem and what it will take to fix it. That visit costs you nothing and carries no pressure.
Laboratory analysis is a paid add-on, not part of the free visit. If lab analysis is warranted, samples go to an independent third-party lab and are billed at cost.
