What is the difference between air sampling and surface sampling?
Air sampling measures the mold spores floating in the air you breathe; surface sampling measures the mold growing on a specific spot you can point to. Air sampling answers “is the air in this room contaminated, and how does it compare to outside?” Surface sampling answers “is this discolored patch actually mold, and what kind?” Most accurate inspections use both, because each one sees a problem the other cannot.
The two methods are not competitors, they are complements. An air sample catches the invisible spores that have already become airborne and that a person actually inhales. A surface sample confirms whether a visible stain is mold, mildew, or harmless residue, and identifies the genus. Knowing the difference helps you understand what an inspector is doing and why a credible report rarely relies on a single sample.
What each method actually measures
Air sampling draws a measured volume of air through a collection cassette over a set time. The spores in that air land on a sticky slide or a culture medium, and an independent lab counts and identifies them under a microscope. Because spores are too small to see, this is the only way to quantify what is genuinely airborne in a space. Inspectors almost always take a matching outdoor sample on the same visit, because outdoor air naturally carries mold spores. The indoor reading only means something when it is compared against that outdoor baseline: indoor counts higher than outdoor, or carrying species not present outside, point to a hidden indoor source.
Surface sampling collects material directly from a surface. The common forms are a tape lift pressed onto a stain, a swab wiped across a spot, or a bulk piece of the material itself sent to the lab. This tells you, with confidence, whether a given patch is mold and which type it is. What it cannot tell you is whether that mold is releasing spores into the air, or whether a different problem is hiding inside a wall cavity where no surface is visible to sample.
That is the core trade-off. Air sampling sees the breathing-zone exposure but cannot point to the source. Surface sampling pins down a source but says nothing about the air. This is exactly why a thorough mold inspection treats them as a pair rather than choosing one. The visual inspection comes first, the moisture readings guide where to look, and the sampling, air or surface or both, is chosen to answer the specific question each property raises.
