Where does mold most commonly grow in a house?

Mold most commonly grows where moisture and limited airflow meet: bathrooms, kitchens, basements and crawl spaces, around windows, inside HVAC and air conditioning systems, and behind walls near plumbing. The rooms and cavities where mold shows up most

Kitchens. The cabinet under the sink, the wall behind the dishwasher, and the area around the refrigerator water line all hide slow drips. Because these spots are enclosed and rarely inspected, growth can spread well before anyone notices a smell.

Basements and crawl spaces. Below-grade and ground-level spaces collect humidity, groundwater, and condensation, and they tend to have poor airflow. In Las Vegas, crawl spaces under slab-on-grade additions and the framing around them are common trouble zones, especially after a slab leak.

Windows and exterior walls. Cool glass and uninsulated wall sections invite condensation when humid indoor air meets a cold surface. Window sills, the drywall beneath them, and the corners of exterior-facing rooms are frequent sites, particularly in winter.

HVAC systems and swamp coolers. Air handlers, condensate drain pans, ductwork, and evaporative (swamp) coolers create exactly the cool, damp, dark conditions mold prefers, then circulate spores through the house. Swamp coolers are a desert-specific risk that many out-of-town contractors overlook.

Behind walls near plumbing. The most consequential growth is the kind you cannot see: a pinhole leak inside a wall, a failed supply line, or a slab leak wicking moisture up into framing and drywall. The surface looks normal while the cavity behind it stays soaked.

Why these spots and not others

Mold needs three things to colonize: moisture, an organic food source, and time. Most of your home is organic food, from paper-faced drywall to wood framing to dust and carpet, so food is rarely the limiting factor. Moisture and time are. The rooms above all combine a steady moisture source with poor airflow, which means surfaces stay damp long enough for spores to take hold, usually within roughly 24–72 hours of a material getting and staying wet.
