Pan Overflow and Failed Lines Damage Ceilings and Attic Assemblies
Evaporative coolers cause water damage in Las Vegas homes in two distinct ways: the water distribution system inside the cooler fails or overflows, sending water through the roof penetration into the attic or ceiling below, and the drain line or water valve fails, sending water into areas adjacent to the cooler unit. Both situations can produce significant moisture in ceiling and attic assemblies before the homeowner realizes anything is wrong.
A homeowner in North Las Vegas noticed a water stain on the ceiling directly below their rooftop swamp cooler in late June. The swamp cooler water pan had rusted through and was overflowing with every cycle, directing water through the roof penetration into the ceiling insulation below. By the time the stain appeared, the insulation and the sheathing boards adjacent to the roof opening had been wet repeatedly through the early cooling season. Mold was visible on the sheathing when we accessed the attic.
Common Swamp Cooler Water Damage Scenarios
Corroded water distribution tubing that drips rather than misting evenly across the pads creates localized saturation points on the roof deck or attic framing below. Pads that have not been replaced annually hold water and can overflow the pan during initial fill. Float valve failures keep water flowing into the pan continuously, overflowing through the roof penetration. Each of these creates water intrusion into the ceiling assembly, the attic insulation, and the framing below the cooler mounting.
