This is why a small amount of growth in the wrong spot has an outsized effect. A patch of mold behind a baseboard sits where it started. A patch of mold on the evaporator coil gets aerosolized and delivered to the whole floor plan. Condensation: the water source hiding in your system

Mold needs water, and an HVAC system manufactures it on purpose. As warm, humid indoor air passes over the cold evaporator coil, moisture condenses out, exactly the way a glass of ice water sweats in summer. In a healthy system that water runs off the coil, collects in a drain pan, and exits through the condensate line. The problems start when that water ends up somewhere it should not be, or sits where it should be moving.

A clogged condensate drain. Algae and dust build up in the drain line until water backs up into the pan and overflows onto the coil, the air handler floor, and nearby duct board. This is the single most common source of HVAC mold we find.
A standing drain pan. A pan that does not slope to its outlet, or one with a slow drain, holds a permanent shallow puddle. That standing water plus airborne dust is a complete mold recipe sitting directly in the airstream.
Duct condensation. When cold supply ducts run through a hot attic or wall cavity without proper insulation, the duct surface sweats. Damp duct board and the dust coating it inside become a slow, hidden colony.
Oversized equipment. An air conditioner too large for the home short-cycles, cooling fast without running long enough to wring humidity out. The result is a clammy house and a coil that stays wet between cycles.
Leaky return ducts. Returns that pull humid air from an attic or crawlspace dump extra moisture onto the coil and pan, overloading a drain that was sized for normal indoor air.
Sweating registers. Visible droplets or rust stains around supply vents mean cold metal is meeting humid room air. It is a surface clue that condensation control somewhere upstream has slipped.

The fix for nearly all of this is keeping water moving and surfaces insulated. Pour a cup of diluted vinegar or a condensate tablet down the drain line each season, confirm the pan actually drains and slopes correctly, and make sure ductwork running through unconditioned space is wrapped and sealed. When condensation has already fed a colony, surface cleaning alone rarely settles it, because the growth is often inside porous duct board where a rag cannot reach. Filter and coil care that actually prevents growth

Mold needs three things: moisture, a food source, and time. The coil and drain supply the moisture. The filter is your control over the food source. Every airborne particle a filter fails to catch ends up settling on the cool, damp coil, where dust and organic debris become the meal that turns condensation into a colony.

  1. Change the filter on schedule. Most homes need a fresh filter every 60 to 90 days, sooner in dusty desert conditions or with pets. A clogged filter starves airflow, which makes the coil run colder and wetter, the opposite of what you want.
  2. Use the right filter, not the densest one. A MERV 8 to 11 pleated filter traps fine dust without choking the blower. Jumping to a too-restrictive filter can drop airflow enough to freeze and then flood the coil.
  3. Keep the coil clean. Have the evaporator coil inspected and cleaned annually. A dust-caked coil holds moisture longer, drips unevenly, and gives spores a permanent food bed right in the airstream.
  4. Check the drain pan and line every season. Confirm the pan is dry between cycles and the condensate line runs free. A two-minute look here prevents the overflow that causes most HVAC mold.
  5. Seal and insulate the air handler closet. Gaps that let humid attic or garage air leak into the cabinet add moisture the system was never meant to handle. Sealing them keeps the internal microclimate drier.

None of this requires a service contract or a salesperson. A filter on a calendar, an annual coil and drain check, and sealed ductwork prevent the large majority of system-borne mold. We say this plainly because we would rather tell you the maintenance you can do yourself than sell you a cleanup you did not need. Humidity: the lever that decides whether spores can grow

Even a perfectly maintained system can grow mold if the air it moves stays too humid. Mold needs sustained moisture, and indoor relative humidity is the dial that controls how easily it gets that moisture. The target is simple: keep indoor humidity between 30 and 50 percent. Below that range you are usually safe; above 60 percent, surfaces stay damp long enough for colonies to start, coil or no coil.

Las Vegas homes have two humidity quirks worth naming. The first is the evaporative cooler, the swamp cooler many older valley homes still run. It cools by adding moisture to the air on purpose, which is efficient and cheap but can push indoor humidity well past the safe line during a monsoon week. Running a swamp cooler and a refrigerated AC at the same time, or leaving a swamp cooler going when outdoor humidity spikes, is a fast way to create the damp conditions mold wants. The second quirk is the monsoon season itself, when summer storms can briefly turn the dry desert muggy and overload a drain system built for arid air.

Practical humidity control is mostly common sense applied consistently. Run bathroom and kitchen exhaust fans and vent them outside, not into the attic. Let your air conditioner run in longer, steadier cycles rather than short blasts, because a longer cycle removes more moisture. Add a portable dehumidifier to a problem room during monsoon weeks. And fix the obvious moisture sources, a slow plumbing leak or a poorly sealed window, because the HVAC system cannot dehumidify faster than a leak adds water. When humidity has already let mold establish itself on building materials and not just inside the equipment, the system will keep reseeding the air until that source is removed, which is the line where prevention becomes professional mold remediation.
