Mold around windows in Las Vegas is almost always caused by condensation. Warm interior air contacts cold window glass during winter months and creates condensation on the frame, sill, and the wall surface below. In homes with single-pane windows which are still common in pre-2000 Las Vegas construction this happens every time the heating runs in cooler weather. The condensation drains into the wall cavity below the window and creates sustained moisture conditions that feed mold growth.
The mold typically appears first as a dark discoloration along the lower edge of the window frame or on the wall surface just below the sill. Homeowners often clean this and it returns within weeks. It returns because the condensation is still forming and the moisture is still draining into the same location.
How Las Vegas Winter Condensation Creates This Problem
Las Vegas winters are mild but not without cold nights and temperature swings. Homes that heat the interior to comfortable temperatures while outside temperatures drop into the 30s and 40s create significant temperature differentials at single-pane windows. The glass surface temperature can drop below the dew point of indoor air, and condensation forms. Rooms with high interior humidity from cooking, showering, or evaporative cooling during transitional weather are the most affected.
When It Requires Professional Remediation
If the mold has been present for more than a few weeks or has spread below the visible surface, the wall cavity below the window likely has moisture-damaged drywall that needs to come out.
