Wet drywall in a Las Vegas home has a very short window before mold establishes in the paper face. The IICRC defines 24 to 48 hours as the onset timeline for mold under typical conditions. The decision about whether wet drywall can be dried in place or needs to come out depends on how long it has been wet and how saturated it is.
Drywall that has been wet for less than 24 hours and has not fully saturated through to the back face can sometimes be dried in place with commercial equipment if the moisture source is stopped and drying begins immediately. Drywall that has been wet for more than 48 hours, that has fully saturated through its thickness, or that shows any visible mold growth should come out. There is no reliable way to dry saturated drywall in place fast enough to prevent mold establishment.
What Determines Whether Drywall Can Be Saved
Time since the water event is the primary factor. Saturation level whether the moisture has penetrated completely through the gypsum core is the secondary factor. We use moisture meters that measure at depth, not just on the surface, to assess whether drywall is salvageable. We also assess the insulation behind it and the framing below the paper face. In many cases the drywall is borderline but the insulation behind it has been wet long enough to require removal regardless.
