How do you make sure mold will not return?
We make sure mold does not return by removing the moisture that feeds it, not just the mold you can see. Every job is done to the ANSI/IICRC S520 standard, dried to a documented dry target, and confirmed by an independent third-party lab, so the conditions that grew the mold are gone before we call the job finished.
Mold is a symptom. The colony on a wall or behind a baseboard is only the visible end of a moisture problem, and wiping it away without correcting the source guarantees it grows back. The whole point of doing the work to standard is to break that cycle: find the water, fix the cause, remove the affected material under containment, dry the structure to a measured benchmark, and then verify with testing that does not answer to us. Why mold comes back, and how we stop it
When mold returns after a so-called fix, it is almost never because the spores were stubborn. It is because the moisture was still there. Mold spores exist in every building, harmlessly, all the time. They only bloom into a colony when they find a damp surface to feed on. So the real question is not “did you kill the mold,” it is “did you remove the water source and dry the structure to a level where mold cannot start again.” If the answer to the second question is yes, the mold has nothing to come back to.
That is the logic built into the S520 standard, the national mold remediation rulebook our founder Craig Herrmann co-authored. The standard treats source correction and verified drying as non-negotiable steps, not optional extras. Our full mold remediation process follows that sequence deliberately so that the result lasts.
First, we find and fix the moisture source. A slab leak, a failed swamp cooler line, a roof seam that lets the monsoon in, condensation inside a high-rise wall: if the water keeps coming, no amount of cleaning matters. Correcting the source is step one, and if the cause sits outside our scope, such as a plumbing repair, we tell you plainly so it gets handled before we close out.
Second, we contain and remove the affected material. Porous materials that mold has colonized, like saturated drywall and insulation, are removed under negative-air containment so spores are not spread through the rest of the home during the work. This is the part franchises often shortcut, and it is a common reason regrowth shows up in a new spot weeks later.
Third, we dry the structure to a documented target. This is the step that decides whether the problem ends here. Using moisture meters and thermal imaging, we map how wet each material is, set a dry standard by comparing it to unaffected reference areas, and run dehumidification and air movement until daily readings confirm every material has hit that target. A wall that feels dry to the touch can stay soaked inside for weeks, especially on the slab-on-grade construction common across Las Vegas, so we dry to the number, not to the feel. Proper structural drying done to standard is what removes the food source for good.
Fourth, we verify with an independent lab. When the work is done, post-remediation testing is sent to an accredited third-party lab that has no stake in the result. We do not grade our own homework. If the clearance comes back clean, you have data showing the conditions are back to normal, not just our word. If it does not, we are not finished, and we keep working.
One more thing matters here: we do not subcontract. The same in-house W-2 crew owns the moisture, the removal, the drying, and the verification from the first reading to the last. When one team is accountable end to end, nothing falls through the gap between a “mold company” and a “drying company” pointing fingers at each other. That single chain of responsibility is a big part of why the work does not unravel.
