The on-site inspection is free. If you choose lab analysis to confirm the species or clear a space, that sampling is a separate paid add-on, not part of the free visit.
That distinction matters, so it is worth saying plainly before anything else: the visit, the assessment, and our findings cost you nothing. Independent third-party lab testing is the only piece that carries a fee, and you decide whether you want it after we have shown you what we found. There is no obligation and no pressure to add it.
What actually happens, step by step
A mold inspection is detective work, not a sales call. The goal is to answer two questions: is there a moisture problem, and how far has it spread. Here is how a typical visit unfolds.
We start with a conversation. Before any equipment comes out, the technician asks what you have noticed: a musty smell, a past water leak, a swamp cooler that overflowed, visible staining, or symptoms that flare up at home. In Las Vegas, slab leaks, monsoon intrusion, and high-rise condo plumbing are common starting points, and that history tells us where to look first.
We do a visual assessment. The technician inspects the areas of concern and the usual hiding spots: under sinks, behind appliances, around windows, along baseboards, in closets, and anywhere water has a reason to collect. Visible growth, water stains, warping, and peeling are all noted by location.
We hunt for moisture you cannot see. This is the part that separates a real inspection from a quick look. Using moisture meters and, where needed, thermal imaging, we read the actual moisture content inside walls, subfloors, and ceilings. Mold needs water to grow, so finding the water is how we find the mold, often well beyond where the visible damage stops.
We trace it to the source. Finding mold is only half the job. If we do not identify why it grew, it comes back. We work backward from the wet area to the cause, whether that is a slab leak, a roof penetration, condensation on cool cavities, or a fixture that has been weeping for months.
We explain what we found, in plain language. At the end of the visit you get a clear, honest picture: where moisture is present, where growth is visible, what is likely causing it, and what your realistic options are. Inspection and lab testing are not the same thing
People often use “inspection” and “testing” interchangeably, but they are two different steps, and only one of them is free.
The inspection is the on-site visit described above: the visual assessment, the moisture readings, the source diagnosis, and our findings. For homeowners and property owners, that is provided at no charge as a free inspection.
Lab testing is an optional, paid add-on. If you want laboratory confirmation of what species is present, or documented air and surface sampling to satisfy an insurer, a buyer, or an HOA, we collect samples and send them to an independent third-party lab. We use an outside lab on purpose: the company finding the mold should never be the same company grading its own work. You only pay for testing if you choose it, and we will tell you honestly whether your situation actually calls for it. Many do not.
This is also where standards matter. Our founder, Craig Herrmann, is IICRC Master Certified and co-authored the ANSI/IICRC S520 standard that governs how mold is assessed and remediated.
